Real Estate Runaround; Entrapment?

A realtor paints and updates the trim on a house that the seller does not approve of and says damaged the home. A woman cheats on a man and does not tell him in fear he wouldn't sign the lease. A while after they move in, she tells him and they try to work it out, and after they get into a fight, he moves out. She wants money from him to pay for rent, for school (since she had to go back to work) and for punitive damages.
